Planning & Permissions
Q: Do I need planning permission for my project?
A:
It depends on the type and scale of your project. In Scotland, some smaller works (like certain extensions or internal changes) may fall under Permitted Development Rights — meaning you may not need formal permission. However, larger projects or those in sensitive areas (e.g. conservation zones) almost always require full planning approval.
At Houz Design, we assess your proposal at the start and advise you clearly on whether planning permission is required, so you can proceed with confidence.
Q: What’s the difference between planning permission and a building warrant?
A:
Planning permission controls how your project will look and how it fits within its surroundings — size, shape, materials, and impact on neighbours.
A building warrant is about how the building is constructed — ensuring it meets safety, structural, fire, energy, and drainage standards.
Most projects need both. We design every proposal with both planning and warrant requirements in mind, and we manage each application for you.
Q: What’s involved in getting planning permission?
A:
Here’s how we handle the process:
-
Design Consultation – We work closely with you to develop a proposal that meets your needs and aligns with local planning policy.
-
Application Submission – We prepare and submit all necessary drawings, forms, and documents to the local authority.
-
Ongoing Communication – We act as your agent, handling council queries and negotiating minor adjustments if needed.
-
Updates & Outcome – You’re kept in the loop at every stage until a decision is issued.
Our fixed fee includes all standard revisions requested by the planning department during the process.
Q: How much are planning application fees?
A:
Planning fees are paid directly to your local council and are typically:
– £360–£700 for householder applications (extensions, garage conversions, etc.)
– Higher for new-build dwellings or commercial projects
We’ll confirm the correct fee before submission, and guide you through the payment process.
Q: Can you tell me upfront if planning permission is likely to be approved?
A:
We’ll always give you a realistic, professional opinion based on our experience with the local authority and knowledge of planning policies. While we can’t guarantee approval, we’ll highlight any likely challenges and design with the best chance of success in mind.
Our aim is to help you make informed decisions and avoid costly missteps — but the final decision always lies with the local planning authority.
Q: What happens if my application is refused?
A:
In the rare case of refusal, we’ll:
– Review the feedback from the council
– Discuss options for adjusting the design
– Advise whether a resubmission or appeal is appropriate
– Offer revised plans if viable
If it's a minor issue, we may be able to resolve it quickly. If the project needs to be significantly redesigned, we'll clearly discuss any cost implications first.
Q: Who handles the paperwork and communication with the council?
A:
We do. Houz Design manages the full application process on your behalf — preparing drawings, submitting documents, managing correspondence, and dealing with any queries or required revisions.
You’ll be kept informed throughout, but we take the pressure off you by dealing with everything directly.
