Q: What is SER certification and why is it needed?

SER stands for Structural Engineers Registration. It’s a certification scheme in Scotland that ensures structural elements of your project meet the required building standards.
You’ll need an SER certificate if your project involves:
• Building an extension or new dwelling
• Altering or removing structural walls
• Creating large openings (e.g. bifold doors)
• Changing roof structure, foundations, or floors

This certificate must be issued by a qualified, SER-approved structural engineer — not an architect or designer.
Q: Who handles the SER certification on my project?

A:
We take care of the entire process for you. Houz Design will:
• Identify when SER certification is needed
• Instruct a trusted, certified engineer on your behalf
• Provide the engineer with all required design info and drawings
• Incorporate their output into your building warrant application
• Ensure all communication and coordination is managed smoothly

You don’t need to chase third parties — we handle it all as part of our service.
Q: How much does structural engineering (SER) certification cost?

A:
Costs vary based on the complexity of your project. As a general guide:
• Simple beam or wall removal: £700 – £1,000
• Single-storey extension: £1,000 – £1,800
• Full new build or complex structural alterations: £1,800 – £2,500+

We’ll always obtain an accurate quote and get your approval before proceeding.
Q: How is the engineering fee handled?

A:
Once you approve the quote, Houz Design will invoice you directly for the engineering fee.
We manage all coordination and paperwork with the engineer, ensuring the process is smooth, timely, and fully compliant with Building Standards.
Q: What happens if engineering details need to change later?

A:
If anything changes during the process (e.g. due to client decisions or site-specific requirements):
• We’ll review the changes with the engineer
• Get updated calculations or certification
• Update your building warrant submission if needed

You’ll be informed and kept involved every step of the way.
Q: Will the engineer visit the site or be involved during construction?

A:
In most cases, the engineer's role is complete after certification. However, if the project requires:
• Site inspections
• On-site steel checks
• Structural advice during construction
